I decided to create this course after I received feedback from previous discussion posts I contributed to on BiggerPockets.com, a real estate investing online community.
I ran Bell Investments with my parents from 2009 through 2014. During that time, we owned and managed 8 duplexes, a 10-unit apt building, and 1 townhouse, a total of 17 units (watch the promo video!). We primarily invested in low-income and working class neighborhoods to support the city's mission of eliminating blight. We ran into the same struggles as most landlords did, finding stable tenants. We took out ads, posted yard signs, flyers, and even began tenant referral incentives. One day, a social worker saw our duplex ad and called us regarding one of her clients who needed housing. As we met the social worker and the tenant, both were pleased with the unit and our management expectations. The social worker asked if we had any other available units to refer other tenants and we obliged; this is how we began working with nonprofits to house their clients. It was a niche not many people were familiar with, and we took initiative to meet the need. As a result, we became a resource to organizations who needed housing for their tenants as well as landlords who wanted to fill their vacant units.
